Description

The Space

This river house began as a cabin in the 1870s and has been lovingly restored by Amy and Todd to blend historic character with modern comfort. When we purchased it in 2024, the home was gutted to the studs—no flooring, just dirt. The original stairway remained, painted over in dark brown, along with the upstairs hardwood floors. We personally sanded the floors, stairs and spindles and were so excited to find the wonderful wood grain that you see today.

The property sits on 4 acres with 500 feet of private riverfront along the Maury River. We have big dreams for the future, and while the property is still a work in progress, we hope you feel its charm and warmth.

 

Upstairs Bedrooms

  • 4 bedrooms upstairs each with a private bath, 3 of which are queen beds and 1 is a king bed with a trundle bed for little ones.
  • Each bedroom has charging stations and little white noise machines for a peaceful rest and a variety of natures sounds, etc.
  • All bedrooms have mini-split heating and cooling system, for adjustable personal comfort.
  • Upstairs coffee nook.

Downstairs

  • Downstairs Bedroom has a high four-poster queen bed with step stools on either side and a full private bath with shower that can also serve as a half-bath.
  • The leather couch in front of the fireplace is a pull-out sofa, with a pretty comforter.
  • We have a fully stocked kitchen, double-oven, dishwasher, coffee nook with pour-over coffee, French press, or a drip pot. We provide coffee to get you started.
  • The living room has a variety of books board games, cards and a 65″ TV for live streaming on your platform.
  • There is a quaint mud room with river towels and a full laundry room with a washer and dryer.

House Rules

  • There is no smoking or vaping indoors. There is an additional cleaning fee of $400 if this rule is not followed.
  • Airbnb does not allow parties or gatherings beyond registered guests people without approval by owner.
  • All damage is the responsibility of the booking guest.
  • No glass or bottles at the river (except for wine bottles, of course.)
  • We love our furry friends but cannot allow pets of any kind in the house.
  • Fires are permitted only in designated fire pits in accordance with local fire guidelines.
  • All guests must agree to the house rules.

House Manual

Kitchen & Living Areas

  • We have a fully stocked kitchen, double-oven, dishwasher, coffee nook with pour-over coffee, French press, or a drip pot. We provide coffee to get you started.
  • The living room has a variety of books board games, cards and a 65″ tv for live streaming on your platform.
  • There is a quaint mud room with river towels and a full laundry room with a washer and dryer.

Fireplace & Fire Pits

  • There are two fire pits in the back yard, and chairs at both ends of the property to see the incredible mountain views and the sunsets and listen for the train across the river. During cooler months, we stack a fire in the indoor fireplace for your arrival. Once it’s burning well, you can flip the switch on the upper right side to turn on the fans, which will gently blow warm air into the room.
  • The fireplace flue is always open.
  • Each outdoor fire pit is stocked with wood. Please check local fire warnings before lighting a fire, especially on windy days.
  • Additional firewood is stacked beside the hot tub—help yourself to whatever you need.
  • Please pour water over the outdoor fire pits when you are done so the wind doesn't Light it back up.

Hot Tub

The hot tub is clean, warm, and ready for you.

  • Please replace the cover after each use to keep the water warm and prevent evaporation.
  • On windy days, we place logs on top of the cover to keep it from blowing open.

WiFi & Cell Service

We’ve installed the highest-speed internet available in this rural area, along with an upgraded router system.

  • When the house is full (10–12 guests), logging out of unused devices helps keep the connection strong for everyone.
  • Cell service varies by carrier. With WiFi, you can send/receive texts, use FaceTime, and make WiFi calls. Stepping outside can improve reception for standard cell calls.

Games

  • Games are stored in the drawers of the large coffee table and cards in the tiny side table in the living room.
  • For kids (or kids at heart), a fun challenge is to count all the birds hidden throughout the house—art, décor, statues, etc. (The egg artwork in the coffee nook doesn’t count, per previous guests.)

Heating & Air Conditioning

The kitchen ceiling unit, living room floor unit, and laundry room wall unit all run on the same compressor.

  • If you use more than one at a time, they must all be set to the same mode (either Heat or AC).
  • If one is accidentally switched to the opposite mode, the system will shut down. Simply turn all units off for about 10 minutes, then restart them in the same mode.

Lighting & Candles

  • The ceiling lights have two modes—halo and full brightness. Toggle between them by switching the lights off and back on quickly.
  • Real candles aren’t permitted for safety reasons, but battery-powered candles are provided. Please turn them off when you leave.
  • There are some lovely front porch "gas-light" looking lights by the front door.

Guest Access

You have private access to the entire home and property, including the riverfront beach, fire pits, and outdoor seating areas. For safety, please note:

  • Outbuildings are privately owned and locked—no guest access.
  • The stone barn ruins behind the property (not on our land) are off-limits due to hazards.
  • A seasonal pond on the northwest border is also off-limits.
  • Farm equipment and vehicles are not for guest use.

Ladybugs & Other Little Visitors

Being surrounded by nature means the occasional ladybug or tiny critter may wander inside. We have regular pest control, but we’re actually sharing their environment and they do get in.

  • A hand-vac is available in the laundry room if you need to remove any little visitors quickly.

Safety & Boundaries

River & Outdoor Safety

  • Children must be supervised at all times, including when crossing the road.
  • Guests must sign a liability waiver before using river equipment.
  • Personal Flotation Devices (PFDs) are required for kayaking and are provided.
  • Please return all river gear (PFDs, paddles, tubes, toys, kayaks) to its original location.
  • River towels are available in the mudroom.
  • Plastic glassware and paper plates for outdoor and hot tub use are in the laundry room.

Property Safety Notes

  • The original staircase has a slight slope at the top landing. A handrail marks the area — please point this out to all guests for safety.

Checkout Instructions

  • Please do not strip the beds.
  • Place used towels in the laundry room.
  • Dispose of trash in the outdoor receptacles.
  • Turn things off:
    • All lights and battery candles
    • Upstairs: set two bedroom heaters to 60°, turn the others off
    • Kitchen heater off
    • Living room heater set to 60°
  • Cover the hot tub and set the temperature to 100°.
  • Load and start the dishwasher.
